We have one Seligman listing: a 5-acre off-grid parcel on West Hidalgo Road with a cabin, plumbing, an installed solar system and hauled-water hookups, priced cash or ask about terms. By the coordinates in our records it is about 13 miles west-northwest of the town, and there is no sold cabin anywhere in our Seligman data to price it against, so this page shows you what land around Seligman does sell for and leaves the cabin's premium to you.

Prices have been flat between 2025 and 2026. What sells is priced to the market, not to hope.

Source: our own record of closed sales, most recent 2026-08-26. A quarter of sales went for less than the range shown and a quarter for more. Asking prices on the listings above are set lot by lot; this is the yardstick to hold them against.
The Hidalgo Road cabin is parcel 301-24-027. It has a hauled-water hookup and no well, solar and no utility power, and a dirt road to it. The listing says zoning, the disposal system, flood status and legal access are not verified. Because there is a dwelling on the lot, we price it cash or on request, not under our standard raw-land financing.
Before you commit, ask three questions. Was the cabin built with a county permit? What does the plumbing drain to? And what is the legal right to use West Hidalgo Road? We do not have the answers on this page and will not guess at them.
Seligman is a town of 446 people, 5,256 feet up in Yavapai County, and most of what sells under its name is not in it. Across the vacant sales in the 24 months to August 2026, the median parcel was 12.4 miles from the center of town by straight line. Only 11 percent were within 5 miles, and 38 percent were more than 15.
Three subdivisions account for most of it. Bridge Canyon Country Estates, recorded under three different spellings, has 136 sales at 6.5 to 11 miles out. Sierra Verde Ranch has 95 at a median of 16.6 miles. Antelope Valley Ranches has 43, around 21.6 miles. Our cabin is in the Bridge Canyon area. The road matters more than the mailing address, so ask for the route and the surface before you drive out.
The sold-price table on this page covers vacant parcels sold over the last 24 months, counting sales of half an acre and up, and gives the sale count and the typical price per acre in each size. In the 24 months to late August 2026, only one vacant parcel with no house or cabin sold at under an acre.
Our parcel is 5 acres, in the 2 to 10 acre band, so that is the row of the table to hold in your head when you read our price for a parcel with a cabin on it. How much a cabin, solar and plumbing add is not something this database can say: not one improved Seligman parcel has a recorded sale in the window.
If you want to price it yourself, compare the asking price with the 2 to 10 acre row of the table, then ask what rebuilding the cabin, the solar system and the water setup would cost you in materials and hauling time, and whether you would have built them on bare land. The comparison is yours to make. The Arizona land prices per acre page has the same method for every county.
Most land in the Seligman area has no utility water or power. Buyers usually plan four things: water storage filled by a haul or a fill station, solar with battery storage, propane for heat and cooking, and a permitted septic system. Our listing already has the second and part of the first. The fourth is not verified, and the permit question is the one to settle early. For other parcels like this across the state, see our off-grid land page.
Seligman itself is worth the drive. In 1987 the town's residents, led by the barber Angel Delgadillo, got Arizona to designate Route 66 historic, and its commercial historic district went on the National Register in 2005. Ash Fork, which has its own Route 66 history, is east along the old highway; our land there is on the Ash Fork page.
The cabin is cash or on request. For raw land, our owner-financing terms and how the deed is held are on the owner-financing page, and the county overview is Yavapai County land for sale.
