Land for Sale in Show Low, AZ

We have four Show Low listings: a 20-acre and a 10-acre parcel on Mustang Lane that have passed a perc test, three 13-acre lots on Gample Lane, and a 0.41-acre lot on Creekside Circle with water, power and sewer at the line. Below is what each one is, and how the rest of Show Low's land has sold, so you can judge the asking price against recorded sales instead of taking our word.

The Show Low Land Market

Land trades here. Our own record shows 524 parcels sold in and around Show Low over the last two years, the most recent on 2026-08-28. A typical sale was 2.4 acres.

Sizes are mixed: 8% of sales were 40 acres or more, 21% were 10 to 40, and the rest were smaller lots — so a building lot and a ranch-sized parcel are both realistic here.

Prices have risen — the typical per-acre price was roughly 12% higher in 2026 than in 2025. Waiting has not made land here cheaper.

The four listings

The 20-acre Mustang Lane parcel and the 10-acre one share the same facts: year-round access, no HOA and no CC&Rs, and a passed perc test for a conventional septic system. Site-built or manufactured homes are allowed per the listing. Water and power are not verified, so a buyer plans on a well or hauled water until a utility or driller says otherwise. The owner will carry on both.

The Gample Lane lots are three parcels of 13.26 acres each, on a dirt road, and we state plainly that legal access, water, power, zoning and HOA status are not verified. Those are the facts a buyer has to confirm before closing, and the listing says so. We are not offering terms on these three.

The Creekside Circle lot is 0.41 acre in a gated community on a paved street, APN 304-58-097, with water, power and sewer at the lot line. Ask for the HOA documents and dues before you commit. It backs onto a creek, so check the FEMA flood map for that parcel.

What "Show Low" means in the sales records

Almost every sale we count as Show Low carries zip 85901, all but two of them. That zip is wider than the town. White Mountain Lakes, the largest subdivision in the records with 217 sales, sits a median of 7.1 miles from the center of town by straight-line distance. The Preserve Unit 1 lots are 1.8 miles out, and Park Show Low Unit 1 is at 16.2 miles.

Of all the Show Low sales, 42 percent were within 5 miles of the center and 9 percent farther than 15. If you are shopping by distance to the hospital and the airport, read the subdivision name on a listing, not the city in the address.

What Show Low land has sold for

The sold-price table on this page covers vacant sales over the last 24 months, counting sales of half an acre and up, and gives the sale count and the typical price per acre in each size. In our sales file for the 24 months to late August 2026, which excludes anything with a house or mobile home on it, more than half of the Show Low sales were lots under 1 acre, and most of those are under the table's half-acre floor. Per-acre figures for parcels under 2 acres mean little, because they are dominated by lot size, not value.

Our Mustang Lane parcels are in the 10 to 40 acre band, and that band is wide: the middle half of its sales spans per-acre prices from very low to several times higher, as the table on this page shows. For parcels between 9 and 21 acres, the closest comparison to our 10 and 20, there were 54 sales. Only 17 sales in the whole 10 to 40 acre band sold at or above our asking price per acre on Mustang Lane, or close to it. Whether lake views, a passed perc test and year-round access justify the top of that range is a fair question for any buyer, and you should ask it. The county-by-county medians are on Arizona land prices per acre.

Owner financing

The two Mustang Lane parcels carry owner financing on standard terms, asked for through the contact form. The Gample Lane lots and the Creekside lot are priced for cash. What the terms look like and how the deed is held are on the owner-financing page, and what happens if a buyer stops paying is in our guide on owner financing when you sell Arizona land.

The town

Show Low is in Navajo County on the Mogollon Rim, at an elevation of 6,349 feet, with 11,732 people in the 2020 census. Its largest employer is Summit Healthcare Regional Medical Center, and the town has a regional airport with passenger service, big-box retail and a campus of Northland Pioneer College. Winters bring snow at that elevation, which is why year-round access is the first line on the Mustang Lane listings. For the rest of the county, see Navajo County land for sale.
