In our sales file of vacant Meadview sales from October 2024 to August 2026, 224 carry the same date, November 4, 2024. Nobody records 224 deeds on one day. That date is a batch, and the batch ran high: its median price was about two and a half times the median for the sales with ordinary dates.
So the median Meadview lot under two acres comes out about 63 percent higher once the batch is added back in than on the dated sales alone. If you list one yourself, price near the lower reading and wait for a buyer to prove you wrong. An agent's commission is a percentage of the sale price, and on a lot this cheap the percentage buys very little, which is a bigger reason than usual to sell direct.
The price table on this page gives the sale count for each size it can support, counting sales of half an acre and up over the last two years. On the dated sales, the larger sizes are thin:
With the batch in, parcels over 40 acres go from 7 sales to 12. The county parcel file counts 3,346 of Meadview's 4,234 parcels, 79 percent, as under two acres. This is a market of small lots, and almost every other number is a footnote to that.
The same ZIP prices very differently from one plat to the next. Recorded sales, with the typical lot size:
Those comparisons use all the records, batch included. Keep the ordering: City Center and Lake Mead City lots sell for about two to three and a half times the price of Meadview Valley and Lake Mead Ranchos lots, so a Meadview Valley owner should not read off the Lake Mead City number. Lake Mead City is also the largest plat by parcel count, 665 in the file, with Keystone at 399 and Meadview Unit 4 at 327.
Of the 4,234 parcels, 2,725 are mailed out of state. Nevada leads with 842 parcels and California is close behind at 792, then Illinois (127), Washington (105) and Florida (77). Another 26 percent, 1,107 parcels, carry a family-transfer flag in the county data.
That mix is why we run the Meadview sale remotely. A Las Vegas or San Diego owner never has to come to Mohave County. The title company mails the package, a notary witnesses your signature near you, and the title company wires the money to your bank. Our page on selling Arizona land from out of state walks through each step. If the lot came from a parent, a sale with several heirs in different states works the same way.
The parcel file flags 941 Meadview parcels, 22.2 percent, with delinquent property tax. Arizona counties sell tax liens each February under A.R.S. 42-18112, and Mohave County's 2026 sale covers parcels with 2024 taxes unpaid and anything older. On a lot at Meadview prices, a tax balance can be a large share of what it is worth. The back-taxes guide shows how a sale pays the county out of the proceeds at closing.
Meadview has fewer parcels flagged landlocked than most of the lot subdivisions we cover, 744 of 4,234, or 17.6 percent. That helps. The water question is the one buyers ask first, and the state's affidavit of disclosure under A.R.S. 33-422 asks it directly: the water supply source, whether a hauler delivers, and if there is a well. The same form asks for legal and physical access, road maintenance and utilities. If you are selling a parcel that is not part of a recorded subdivision in unincorporated Mohave County, the seller furnishes the affidavit at least seven days before transfer, and the buyer has five days to rescind. We fill it out with you. We have not found a county or state source that says how Meadview lots typically get water, so we leave that to the disclosure; ask the county and a local driller or water hauler about your own lot.
Our land listings database shows 266 active listings seen in the last month and 24 sales in the last three months. At that rate it takes about 33 months to clear the current list. Each of those months is another tax bill on a lot at Meadview prices.
You send the parcel number, or the unit and lot from your deed. We pull the sales around it and send a written cash offer, usually within a day. The offer is below retail, and that gap pays for the speed and for taking the lot as it sits. If you accept, a title company opens escrow, prepares the deed and handles the signing and the wire.
To see where your lot sits, run it through the land value estimator. The Mohave County page covers the county, and we also buy in Kingman and Golden Valley.

197 land sales closed in and around Meadview over the last 24 months. Here is the middle half of what they went for — the range most parcels landed in, not an average.
| Parcel size | Typical price per acre | Sales | Time to sell |
|---|---|---|---|
| 2 to 10 acres | $2,620 – $11,800 | 30 | — |
| Under 2 acres small in-town lots | $2,940 – $8,900 | 155 | — |
Our own recorded sales for Meadview and the surrounding area, most recent 2026-08-28. Price per acre falls as parcels get bigger, so the sizes are kept separate — a blended number would be misleading. Blank means we do not have enough sales to say honestly.
Land moves in Meadview. Our records show 197 parcels sold in and around Meadview, in Mohave County, over the last two years, the most recent on 2026-08-28. A typical sale was 1.1 acres at about $6,000.
The mix matters as much as the price. Large acreage is rare here β only 4% of sales were 40 acres or more, and 3% fell between 10 and 40 acres. If your parcel is bigger than what usually trades here, expect a thinner buyer pool and a longer wait on the open market.
Price per acre falls as parcels get bigger, so there is no single Meadview number. In our records, parcels between 2 and 10 acres sold for $2,620 to $11,800 an acre across 30 sales. That is the middle half of sales in each size β a quarter went for less, a quarter for more, depending on access, terrain and whether the parcel has power nearby.
Prices have risen. The median went from $4,230 an acre in 2025 to $4,800 in 2026, a 14% up move. We price off today's sales, not last year's.
