Our sales file of vacant Dolan Springs sales from October 2024 to August 2026 has no batch-date problem; the busiest single date had six sales. The price table on this page gives the sale count for each size it can support, counting sales of half an acre and up over the last two years.
Time to sell is blank on two-thirds of these sales, so we are not going to quote a number that rests on a third of them.
One subdivision does most of the work. The county parcel file counts 5,420 Gateway Acres parcels, 36 percent of everything in the ZIP, and our sales file holds 130 Gateway Acres sales. The median parcel is five acres. Its median price per acre came out about 16 percent below the Mohave County median for 2-to-10-acre parcels, which rests on 1,525 sales, so Gateway Acres is not a deep discount market inside the county. It is simply the price you have to beat if you list.
Lake Mohave Ranchos is the other half of the ZIP, a string of numbered units rather than one plat. Across its units, 208 sales had a median lot of about an acre. Unit 2, with parcels near two and a half acres, did best on 33 sales, with a median about 43 percent above the Lake Mohave Ranchos overall median. Unit 14 came in higher still, but on only 11 sales. Units 11 and 15 sold at roughly an acre each, at medians about 12 to 14 percent below the overall figure. If you own in Lake Mohave Ranchos, find your unit number on your deed. It can move the price by a large percentage.
Nevada first, then California. Nevada accounts for 6,390 parcels, California for 2,477, and no other state tops 235 (Michigan), followed by Washington at 203 and Texas at 192. The next group is the 24 percent of parcels the county data marks as family transfers, 3,680 in all.
That makes Dolan Springs the most absentee market we have profiled. If you are one of those owners, you do not have to come. A title company mails the deed and affidavit, a notary witnesses your signature near you, and the money goes to your bank.
The parcel data flags 6,358 Dolan Springs parcels, 41.8 percent, as landlocked. It is a data screen, not a survey, and in lot subdivisions that were platted before the roads were built it can mean a paper street. Buyers read it as a risk anyway, and the sales show the price: under two acres, flagged lots sold at a median about 40 percent lower (20 sales against 130). At 2 to 10 acres it is about 30 percent lower (61 against 67). The pattern reverses for parcels of 10 acres and up, on 12 sales against 9, which is too few to read. For the full story on what a recorded easement is worth, see our page on selling land with no road access.
The file flags 5,090 parcels, 33.4 percent, with delinquent property tax. Arizona counties offer tax liens for sale in February under A.R.S. 42-18112, and Mohave County's 2026 sale covers parcels with 2024 taxes unpaid and anything earlier. A lien does not take the land at once, but it grows, and on a lot at Dolan Springs prices, interest and fees on several years of tax are a visible share of the price. The back-taxes guide explains how a sale pays the county from the proceeds.
Our land listings database shows 256 active listings seen in the last month and 40 sales in the last three months, which is about 19 months of supply at that pace. That is the shortest wait of the Mohave County towns we have looked at and still a year and a half. A cash sale does not depend on that line.
Send the parcel number, or the subdivision, unit and lot. We pull the sales around it and send a written cash offer, usually within a day. The offer is below retail, which pays for the speed and for taking the lot as it is. If you accept, a title company opens escrow and prepares the deed. If your parcel is not part of a recorded subdivision, the seller of five or fewer parcels in unincorporated Mohave County furnishes an affidavit of disclosure at least seven days before transfer under A.R.S. 33-422, covering access, utilities and the water source, and the buyer has five days to rescind. We fill it out with you.
To see what your parcel is worth against these sales, use the land value estimator. The Mohave County page compares the whole county, and we also buy in Kingman and Golden Valley.

Our own recorded sales for Dolan Springs and the surrounding area, most recent 2026-08-31. Price per acre falls as parcels get bigger, so the sizes are kept separate — a blended number would be misleading. Blank means we do not have enough sales to say honestly.
Land moves in Dolan Springs. Our records show 345 parcels sold in and around Dolan Springs, in Mohave County, over the last two years, the most recent on 2026-08-31. A typical sale was 1.4 acres at about $13,500.
The mix matters as much as the price. Large acreage is rare here β only 2% of sales were 40 acres or more, and 5% fell between 10 and 40 acres. If your parcel is bigger than what usually trades here, expect a thinner buyer pool and a longer wait on the open market.
Price per acre falls as parcels get bigger, so there is no single Dolan Springs number. In our records, parcels between 2 and 10 acres sold for $3,000 to $7,000 an acre across 143 sales. That is the middle half of sales in each size β a quarter went for less, a quarter for more, depending on access, terrain and whether the parcel has power nearby.
Prices have risen. The median went from $5,610 an acre in 2025 to $6,830 in 2026, a 22% up move. We price off today's sales, not last year's.
Time is the part sellers underestimate. Parcels between 2 and 10 acres around Dolan Springs took a median of 56 days to sell once listed, and that clock starts only after the listing goes up β it does not count escrow, or the months most owners spend deciding. A cash sale skips all of it.
