Sizes are mixed: 6% of sales were 40 acres or more, 17% were 10 to 40, and the rest were smaller lots — so a building lot and a ranch-sized parcel are both realistic here.

Prices have been flat between 2025 and 2026. What sells is priced to the market, not to hope.

Our Yavapai County lots are in the north of the county along the Interstate 40 corridor: ten-acre parcels in Juniperwood Ranch outside Ash Fork, and off-grid acreage around Seligman on Route 66. Both sit above five thousand feet, with cooler summers than Phoenix and winter snow that comes and goes.
Juniperwood Ranch is a large-parcel ranch subdivision of ten-acre lots zoned RCU, Yavapai County's rural residential designation, which allows a home or manufactured home along with the barns, shops and animals of a rural property. The lots are juniper-covered with open pockets, reached by dirt roads. Power is not verified on our Juniperwood parcels; most owners plan on solar or a generator.
Around Seligman the lots are farther from utilities and the buyers are people who plan for it. Hauled water from a fill station in town, a cistern and a solar array are the standard setup, and our Seligman listing already has the solar and the water hookups installed. Yavapai County permits this kind of living; the county's septic and building rules still apply to anything permanent.
These are dirt-road parcels. Graded county or subdivision roads are fine for an ordinary car in dry weather; a truck helps after rain or snow. Where legal access is recorded, we say so; where it is not insured, we say that too.
